My realtor told me this one a day after we first talked, so I'm a little overwhelmed and wondering what questions I should be asking.Numbers are $165k 2br2ba in a pretty good location of Central Texas, currently rents for $1700 (1% rule) "it needs some work or can keep the tenant.

Wondering if anyone's had any similar experience, and if so, what did you do?

Full kitchen, and entertainment space layout reconfiguration, all 2 and 1.5 bathrooms including a master bath, and some other projects such as new windows, flooring, tiling, and some other finishes. 

However we are wondering what, if any, tax benefits may arise from putting both of our wives on (or leaving them off) and splitting things in 25% increments?  

But I'm actually wondering if I should just walk away.

Here are a couple thoughts I’ve had, any thoughts you have would have would be great.I’m wondering if I should be working on purchasing properties or paying mortgage down to have more monthly cash flow.I have the opportunity to purchase properties with 15% into them.

I have a 12 unit building in a smallish town-16,000 population; my wonderful tenants are mostly 55 plus and computers are not their favorite things.

I was wondering if anyone could give me some advice on tenant screening?
