I've spoken with several people who had similar experiences with the property manager in question and their incompetence is pretty widely known at this point.

Most people hear modular home and they think single wide mobile.

It isn't by zip code, but city-wide and may be suggestive (since it is an everywhere documentation).The numbers don't match up much, so I'm not sure what numbers to use.Also, there is the following document by HUD for our city. 

Later we discovered upon further research that the building construction was very poor ( 2-3 inch wide cracks in the foundation that went that length of the building after only 5 years of being built) and that there was 100k square feet of climate controlled self storage being built at the mall right across the street!

I have been pre-approved for my first mortgage and currently looking at a wide array of investments in Ontario, Alberta and Québec. 

If I had that entire driveway in front, it would solve all my problems, as it is 3 cars wide, with 3 Apts.However, that lane on the far right IS I believe on the neighboring auto shop's property, so it is not so much that he is using my parking, but that he is using his own. 

@Helene Vincent if you're really looking for a market-wide survey, of cap rates in individual cities or towns, you'd likely have to either buy such research, or else get it from a very active broker (who has tens or hundreds of people working under her/him).If you're interested in buying it, you can usually get a very good idea of who sells it by finding free versions of such reports which are usually at the regional or (at best) state level of granularity.

I look for good stable rental market and wide option of property management options.
