I have a tenant moving out around May, and was wondering if I could get some feedback on the best way to find and select new tenants?

Our HOA seems to engage in a strategy based on making each homeowner fight for their rights about a community wide issue.

I know that costs will vary widely by region, who is doing the work, property condition, etc.

I have seen significant appreciation of rents and property values so I have earned equity as well as seen additional positive cash flow.Proper management makes the tenants pay for damages so that also helps keep my expenses down.Tenant selection is the most critical component of property management.

One was a double-wide manufactured home, and one was a house that had burned to the ground.

Initialy this will all just go to me to contact the correct person but down the road I would like to make it so that the tenant selects what type of repair is needed, tells the issue and then when they submit the repair request a WO goes to the correct repair person, ie the plumber, electrician, handyman, me ect.

I've found half the battle of selecting an applicant is avoiding drama and problems.  

We can argue whether or not how precisely the "Pit Bull" breed can be determined but lets not forget their selective breeding for Bull Baiting and fighting.
