Im pretty even keel normally but the sheer amount of money I would be putting into this has me fluctuating widely between very excited and very nervous as interest rates rise and the market is nuts.

Get together with an investment group they should wide you with the professionals you need.But Do it if you are thinking on the Real estate path, the opportunity you have is unique you will learn and hopefully keep the property as a great rental investment.  

Just because someone does well in a C class single-wide mobile home doesn't mean they will do well in a B-class single family.Move them out, renovate, then start with a fresh rental and fresh tenant.

Some of this is city wide, some is zip code/neighborhood specific, and some of it street by street.  

I know that's a wide range.

You can get a full reno for $50k or for $150k.Bottom line, asking here on how much to pay won't help you too much, aside from the guidance on getting licensed workers- which is obviously hugely important and hugely helpful.It's common that my answers for a wide range of questions are- get feedback from EXPERT locals in your area that get boots on the ground and eyes on the prize, rather than financial/estimate/rent/etc advice from very well-intentioned Online 3rd parties.
