Hello all,I have a question regards to loan application for a condo.There are 3 units in this property and I own one of them.

I second Smartmove and you can have the tenants pay for it directly in lieu of an application fee.

I realized I have a great cashflow opportunity in my primary home, so right now I am watching the forums and listening to the podcasts to help me decide to either rent out my primary and purchase another home, or stay in my primary and purchase a rental.

For my Fix-n-Flips I usually do private money (hard money) or conventional rehab loans (the application and approval process is tedious but they have better interest rates and fees). 

I am very new to BP and have been watching webinars and reading as much as I can. 

The other issue is that you are unable to dictate who pays for the online tenant screening... now the applicants should always be paying for their own screening but think in terms of applicants wanting to fill your application during the showing and pay for the screening right then and there. 

We decided to not change the carpet because it was such good carpet, but we showed the home over a dozen times and we could get no applicants.

I was in contact with multiple different lenders, but given how painful each of the various loan applications are to fill out, I got lazy and didn't bother to follow-through to the point where I could get accurate quotes.

@Ryan HHi Ryan,Watch the Amp Draw of the new fridge compared to what is on the circuit already and the Breaker Amps.If it's older wiring the fridge may not have it's own circuit or it may be too small.just my 2 cents...
