I could just let them stay this way, but I am afraid once they move out, their 1 month rent worth of deposit will not cover the cost to get the house back to rent-able condition.

At the end of the month, I transfer the per-property miles onto a spreadsheet for my end of year taxes ( I used to do it all at the end of the year- what a nightmare) If challenged, my daily log will always line up with "hard" evidence like bank deposit receipts and home depot slips.

If I was betting on this question I would say wholesalers as a whole NEVER give disclosures. if they are unlicensed they would not even know where to get the forms.One thing in Oregon.. if you do not give a sellers disclosure on a 1 to 4 units.. you can back out at any time and your EM deposit is fully refundable by law.so as a buyer I don't care they don't give me a disclosure I just have this info in my hip pocket if I want to beat them at their own game IE tie up the property then flake at the last second and get 100% of my EM back.

I have closed my bank account (earlier today) since I do not want to accept any partial amount ever again (he has always used direct deposit) Any input on this would be great since the rent would help me for sure, but id rather not accept it if it delays eviction in any way - even with those other lease agreement breaches.
