@Courtney Olson - you listed a lot of different areas of North Alabama that all have different characteristics, so I'll throw in my two cents here on them.Huntsville - it is tough to find deals right now that work.

@Steven Rago legally, whoever shows the property has to be a licensed agent.You can try to play games with that and have a handman allow "access", but it's a BIG risk.So that leaves agents & PMCs.You have two choices with agents:1) Pay per showing: since any agent can show a property, find the cheapest.2) Pay Listing Fee: typically 1 month of rent to put in MLS and place a lockbox so any/all agents can show.We do NOT recommend allowing agents to screen applicants - it's a conflict of interest!

Initially, my thoughts are too few bedrooms for 2200 sq ft, is there a way to have a 4th bed, that size house should be able to sleep 12-13 in our experience.We have two 1650 sq ft stilt beach houses and they are both 4/4's and sleep 12-13 and we do about 140k combined in them.

10% also is super low for something like this...Also NO you do not wire to a person you always go through a third party title and escrow person.
