Anything under four units is not commercial, so it sounds like the property right now is not technically commercial, but after you make the changes and there are 5 or 6 units, then that would be a commercial property.

Always do a background/credit check, call their last two landlords, collect a security deposit, have a formal lease, call their employer to verify income and to get an idea of how they perform at work and be extremely clear in your standards.

So, barring any state moratoriums on evictions (of which there are plenty right now), technically, you can still evict for other violations of the lease not related to payment of rent.

@Ashley Knodel I think technically without a tub it is a 3/4 bath, but still better than a 1/2 bath.
