If so, it's going to be hard to argue now that the door is suddenly insufficient since it's the same door that was on there when you agreed to rent the unit.With that being said, I do understand your concern. 

They can accept it or they can all of sudden realize that there is a negotiation in place and they have power.  

To the tenant a full raise might signal that you will always raise suddenly like that.

And she won't realize that the reason you all of a sudden calmed down, is because you are using strategy.

They aren't suddenly going to pay because you make a convincing argument.

If the car continues to do this, the job you're going to may not be there much longer and suddenly it becomes more difficult to get involved in this thing called investing.

You could have gotten stuck with a tenant who suddenly couldn't afford the rent. 

I would surprised to see them suddenly start paying rent.
