Did a lot of studying and time to get my feet wet.

This will give me 1) a place to call home and 2) more landlording experience and 3) more cash flow to prove that I am a competent real estate investor.

At least those that have studied it.

I have a BA in Environmental Studies and an MBA with a focus on sustainable/green business.

Look up your interested property's old tax bill by searching with parcel number (mls) and study it.

In edition to this I purchased the home study exam prep book from http://www.realestatecentre.biz/ which includes 4 practice exams and some bonus questions.  

I have been studying Real Estate for a while, and I got to that "analysis paralysis" point.  

The longer I am in this industry the more I learn that there are no "absolutes"  (as soon as you think there are someone will pop-up and prove you wrong) and there really are no secrets.
