For new construction, it is not uncommon to see 1-2% in lender origination plus Underwriting/Processing fees.My thoughts are you may want to shop around a bit.

You can try a local lender (smaller bank, credit union) that offers portfolio loans or talk with a mortgage broker and have that person shop for a loan on your behalf.
