Ended up friends with these guys and it was great to have someone to talk shop with and get ideas from outside of BP since everyone I know in real life is either a poor slob or has no interest in real estate whatsoever.

You can try a local lender (smaller bank, credit union) that offers portfolio loans or talk with a mortgage broker and have that person shop for a loan on your behalf.
