Are there any North Philly rental investors or agents that can give me some more insight to your pain points or how to maintain success in a market that isn't "hot" even though the numbers are there to back it up?

I am now focusing on being a Buyer’s Agent for Investors in the State of Alabama and investors out of state looking to invest in properties in Birmingham and the surrounding areas of Alabama.This next area of my introduction is going to painfully honest but needs to be said:I chose to be a buyer’s agent because I feel that the working relationship between agents and real estate investors has not been used to its full potential.

You're sadly mistake there There is no secret in life you get what you pay for and anything under $55k is just headaches and pain.

so it almost pains me to say that but in the interest of learning about solid investment opportunities I'm willing to move past it haha..

Are we setting ourselves up for pain?

I decided against metal due to the sharp nature of it (thanks @Mike Reynolds).

Sometimes pain is a by product of growth. 

I will say this though...some places are a HUGE pain to go fly out or deal with remotely.

It is a pain and utilities like gas, water or electric can get really expensive if your tenant is careless.
