The current low rates have driven people out of all kinds of other investments seeking yield, if rates move up it will reduce a lot of that pressure.

Need to allow time to pass, at least a year before seeking other transactions like a Sub-to, but understand doing a Sub-to means you need a quick exit, sell it and payoff the mortgage or refinance it as a lender can always call it due.

I'm seeking advice on if this would be a logical way for me to start investing.
