Post ads on Craigslist every day, open houses, flyer the neighborhood (maybe someone has friends or family interested in the area), include some fun stuff  with the house that doesn't cost a bunch like big flat screen TV, etc.

The owner can require the property to be restored to its original condition after move-out.Be careful in your screening process to not do or say something that could be considered discrimination against a protected class.

(I pretty much try to screen for free and clear or very high equity.

We allow pets and have never had a problem, but we screen pretty stringently.

Even the landlords who screen well can't control the people the approved tenants let in their lives and homes.

You don't learn it behind a computer screen. you learn it by looking at lots of properties.Note; the above is regarding SFH.
