How much equity should you have in an investment for it to be safe during a market downturn?

I have been presented with an opportunity to invest in 2 syndications: 1) a 500 unit Garden Style (advertised as Class B) apartment community located in the Peachtree Corners neighborhood (around Hwy 140 and 141) of Norcross Georgia and 2) a 200 unit (what looks to be Class C) apartment community at Hillandale Drive near I-10 in Lithonia, GA 30058.

I'm 24 yrs old driving a 75k truck, buying a 2200 ft home with 1.5 acres of land and doing a 110k renovation project on primary home, making twice as much than median income in my area, completed my bachelor without the help from family or friends and do not have any student loans... left home when I was 17 cause I didn’t want any help from my family and turned down full ride scholarships... please don’t say people can’t be self made. just cause you can’t, doesn’t mean it’s impossible. 

I don’t know Georgia law but it’s probably safe to say your going to be headed to eviction court .

The city this building is in expects major economic growth in the next decade due to a major factory opening, which should drive up appreciation and rents as well. 

I think this property is likely a safe write-off based on the rough numbers.
