When I saw the house I pulled over to the side and took a look around and it seems to be in a decent condition outside wise (roof looks fine just needs a pressure wash) maybe some new paint to spruce it up and some yard work, but other than that it looks decent..

Along the way, I would also like to  link up with other wholesalers in the area to find some other properties to flip to increase capital to increase the amount of properties I can buy.In partnering with other investors, if I am bringing the rehab aspect to the table (both keeping rehab costs down and financing the rehab) is that enough to bring to the table to start to find partnerships?

I love my lender...... and the no recorse aspect is just one my reason to smilecall me and I will give the name of the lender in Riverside CA  that I'm speaking about.

@Marek BerrySeasonality does play a part but buying at the right price (with the understanding you will likely have a little extra hold time) will always cancel out the more minor aspects of a deal, such as seasonality.

My girlfriend and I put an offer in for a duplex in Highland Park Richmond for $10k below asking ($95k to 85k), seller pay closing. 2009 the roof was redone, all new plumbing, electrical, mechanical, the permits are all completed and approved.
