The complaint and the letter from my lawyer stuck strictly to facts of the lease violations but, as could be expected, the tenants' response was filled with personal attacks against me.

I did get myself prequalified and the loan officer told me that I can only buy SFH and I need to stay there for min. 1 year before I can make it an investment property (this option is available for me if I decided to pay DP less than 20%).I am mostly interested in multi-family properties because I can either live in one unit and rent the other or rent both units out for cash flow purposes.

This is a way of not hooking up normal water service when you just need water on for an hour or so for cleaning purposes, therefore avoiding hundreds of dollars in hookup and usage fees. 

It will address things specific to a roommate situation like using and cleaning shared common areas, cleaning responsibilities, quiet hours, etc.

I tried driving for dollars but nobody ever wrote me back (zero response).

Also consider what kinds of repairs you would be responsible for under the COA.
