Do not rely on it for legal advice.

All of the brokers advertise training and mentoring, but you’ll actually get it from an agent or team that is relying on you for results.

I have two tenants living side by side in a triplex  who are at each others throats and they are relying on me to settle the dispute. 

Although she does rely on MLS for marketing and spends very little on marketing to actually next to nothing. and out our way the lenders will help with marketing materials and stuff for open houses.. along with a little help from title companies within the laws of course :)  what she is very good at though is closing and holding deals together..

Just a headsup: Don't rely on the City to tell you much of anything about what you can do here. 

I'm a big fan of Zillow, but their API data is not what you see on their site and it's only useful for example data, and should not be relied on for any serious value analysis. 

She is relying on me to find deals that meet her criteria based on the amount of risk she is willing to assume. 

Apartments (5 units +) are based on the valuation method and the valuation method relies on NOI.   

GNND is all but dead, at least in my market (I am to understand this is partly because it relies on foreclosures, which haven't been happening).
