As a fellow professional looking to get into real estate investing, I can definitely relate to the challenges of balancing your practice with exploring investment opportunities.

I would guess there are firms and HNW who may consider something like this, it would all depend on the overall deal though. 

It can be a good way to keep your costs low while having access to funds for future opportunities.Ultimately, your decision will depend on how quickly you anticipate finding another deal and how much you're willing to pay in fees.

I think this is a great "real life" example to share and get other opinions.
