Think for instance you go to your local drug dealer and sign a contract for 3 kilos of Cocaine at $50k a kilo and when it comes time to pick up your product he is selling for $55k.

Ooooh, one more question: For those of you working within Washington State, do you have favorite tools/venues to find off-market opportunities, or do you do it the "usual" ways (research, hunting for "motivated" sellers, driving for dollars, building up connections with people in the know, etc.)?

Locate a Motivated Seller that will consider Seller Financing.

I believe what you are proposing means jail time  Depends on the state, in Texas there is no requirement (at least that I know of for individual investors ) to keep the funds separate.

If you stick to traditional wholesaling finding motivated sellers can be difficult and it is harder to compete with cash buyers if you must finance.
