I've been looking at a few programs but there's no real way to gauge which programs are the most effective and which are not.

Clearly not going to be a huge wave, but even a slow trickle into these small markets adds a lot of pressure to the limited supplies. 

We have done enough that we can gauge the condition of the big issues and if they are marginal, we reach out to the trades we use and get them to tell us where we are. 

My advise is for the whole community to keep pressure on delayed payments.

Make sure all promises or verbal agreements are documented in writing.Be cautious of high-pressure tactics: Be wary of wholesalers who use high-pressure tactics to rush you into making decisions.

Most are removed and sold, as are all the gauges and flight gear.

Depending on how hard you pressure wash you may need to reseal.  

Have you considered the Deferred Sales Trust (DST) gives you the ability to sell high and buy low and relive the 1031 pressure of 45 day and 180-day deadlines.

Factors that put pressure on these prices include strong immigration and in-migration numbers, strong employment growth, historically low interest rates and quite frankly - difficult access to employment centres in downtown Toronto.
