If I was in this position, I'd probably have the tenants reach out directly to the construction crew and let them handle it.

I already have a duplex I rent with over $250/m in positive cash flow. 

The positive camp of my local investors are telling me it is going to transform the area because more people more business moving in will raise the house prices and rents, while the negative camp is saying that the complex will draw all the quality renters in my area so the house prices and rents will actually go down.If you have come across something similar before, please can you comment what was the impact?

Also, one of the tenants is the one that notified me of the chimney leak into the stairwell, so letting them know we took action right away helps build the relationship with them so they know we care about the property.
