They basically just want to make sure you’re a serious buyer who’s capable of closing so they don’t waste their time (or their client’s if they’re the listing agent).

You seem like you are more than capable to handle the renovations so I think you should definitely do it.

I'm not sure how to comment here, without offending you (in this format), so I won't...other than to say it's easier to assume the worst.When I was a hitting coach, I used to tell my players to go up to the plate assuming every pitch was a strike, and take if it's a ball rather than assuming every pitch was a ball, and swing if it's a strike.

so no one player dominates quite a few smaller folks like us out there doing 10 to 30 a year we are building about 7k new housing units a year . 

At least that way they know you are capable of buying what you’re inquiring about

Get to know the local investor players, find out who has cash to invest and what they want to buy and then go after that.

My goal is to do my first deal before I'm 22 and I know I'm capable i just have to make that first move on the funds of a college student.Any advice is helpful!
