Paint is Cap Ex?

Only repairs initially are cosmetic, including a little caulk and paint, and a few things to freshen it up. 

But how do we tackle Lead Paint issues or Asbestos problems?

I hired a guy off of craigslist to paint a 2 story foyer on my primary residence.

If I am walking through a house that I am considering purchasing and the paint job is sloppy, the doors rub in the frames, the windows are hard to open, and the trim and drywall aren't properly prepped.  

. -14 Units (13 1 BDR/1 2BDR), Desirable Location-Avg 1 BDR Rent: $700/ 2 BDR: $100 (right around the median for the area)-Built 1951-Interior gutted last year: new kitchens, carpets, toilets, paint etc.

The project scope included: Upstairs, a gut remodel of the kitchen, including adding a dishwasher, and opening up a wall to make an open living room/kitchen, updating the bathroom, adding a washer/dryer hook-up, and new paint/carpet.

I thought we would remove it all and paint the plaster that was under it.

Hello everyone.My name is Mark Colburn and i'm a new member to BP.I bought my first property in Nov of 2011 and it was a multifamily side-by-side duplex.It was a bank owned property that we did an extensive renovation to including two new kitchens, two new bathrooms, new flooring, new paint, new water heaters, new vented bathrooms, tons of repairs to walls (was prior section 8) etc.All in all I spent about one year and $35K on the renovation.

Painting, carpet cleaning, general cleaning, and door latch replacement?
