Several outfits only offer the inspection.They should be licensed in Indiana through Professional Licensing Agency, carry General and E&O insurance, send you digitally documentation with photos and videos, and offer other items as part of the inspection package. 

It may be the kind of thing they don't usually do, but if they're on site with all the materials anyway they may be willing to do it at the same reduced rate they do the other work.Usually their proposals are about half the cost if you hired someone to do it separately, because they get state money. 

Find out what was sale price before & after, look up what additions were added, what materials were used, what construction company did the work and how long it took.

The area is really good for residential rental, but commercial rentals in the area has not been the best.Essentially I got the two properties privately financed as a package.
