As a Westchester resident, I can confirm what Kyle stated, it is very expensive.The short answer is you can use hard money to borrow the 500 - 600k. 

Besides the neighborhoods mentioned in my original post, I am looking at Society Hill.

She’s including things that were not updated either for newly negotiated pricing (where seller negotiated much higher than our original offer but she’s using my original lower offer to bulk up to this $600k).

There are 80% options available, but often they come with chunky origination fees.
