If your only hesitation is the ARV, then you could work with an appraiser to get an "official" opinion.

But now do everything correctly...first thing is to go to the irs site and read the official instructions...they tell you how to come up with cost basis...and not 100% trust people on the internet for tax advice.

It would be best to have a company name so you look more official, but not necessary as the deal will speak for itself.

You did nothing wrong, the proper officials inspected and passed the installation...Some attorney on here said you should know better, shouldn't the city/county inspectors know better they approved it.I had a similar situation, built a house for my friend, charged a little to nothing.

Now factor in insurance and your PITI officially costs more than the rent you are pulling in.

I get this sense both from direct means as she has said it, and indirect means as she does not seem to be putting forth her full effort all the time lately.We have not officially divided this deal yet through a contract, but we have talked about it with a lawyer.What do you all think?
