I have been a member for the past few months, spending a good amount of time reading the blogs and forum posts, as well as listening to the podcasts.

I'd also start listening to the podcasts if you haven't already - great inspiration and ideas.

I have done a few flips with some people I know but it was in Texas and unfortunately the money people didn't want to listen to me or other contractor (brother) about where to spend money and where not to so the three houses I did and spent a lot of time away from home to do didn't net me anything.  

Here is where I come in possibly...I became hungry to learn about REI and for about 6 months I have been reading books, blogs, posts, listening to podcasts, asking questions, etc... and loving every minute of it... 

In the mean time I want to find a way to acquire at least 1 rental in 2016 for cash flow, and then handle as many flips as possible.I have been reading my brains off and listening to podcasts / webinars to get my education up.

I recommend listening to every Bp podcast you can get your hands on.

The more I progress, and the more I talk to others, the more I find that the path I have set out upon is not only possible, but has been and is being proven by numerous others.

So I'd have to have an approach to working with the owners that didn't violate our laws.If you haven't, you might listen to BP podcasts 75 and 111, they are all about this topic.

@Jd Martin has just given anyone that will listen/read a blueprint for success that is based on fundamentals that will protect them in the vast majority of cases and materials...good, bad..or ugly.  

Listen to the podcasts while you're out driving, working, etc.
