Fast forward, today government bodies in numerous cities have rolled out ordinances in order to adapt and embrace short term rentals with vacation rental license permits.

People tell me it won't work, and I show them my numerical pretzel I've created and press forward with the purchase.

Then in a a year, or 2 move out, have 3 doors with equity building in the duplex and begin or continue BRRRing.I've been told this isn't possible for numerous reasons so I'm looking at other avenues of a traditional loan for the duplex (but putting more down is where I run into my issue) - which is why I'm saving every bit of house hack rent, overtime, second job income to put towards rental investments right now.I'm almost finished with "The Book on Investing In Real Estate with No (and Low) Money Down" and I have finished "Rich Dad, Poor Dad." as well as my first book on the subject, "The Book on Rental Investment Property." 

This combined with the due diligence guide and numerous audio files is definitely worth the money (make sure you ask for the digital version discount).

I have responded to private lending questions numerous times.  

but as someone who has owned numerous brokerages over the years and had hundreds of agents come and go working for us.. 

There are numerous online crowdfunding sites that would be worth looking at for fix and flips.I can't speak for their returns or security, but a few to start looking at are Peerstreet, Fundthatflip, & Patchofland. 

Over this past year, I have listened to numerous podcasts/webinars, read numerous books, and have tried to build my network so I will be prepared when the time comes to invest in my first property.
