Realistically you do not need pointers you need to decide what most motivates you.

I was looking to wholesale a vacant property that I got under contract with a motivated seller that lives 4 hours away from the property.

I’m not new to rentals but the idea of creating passive income to supplement my other careers has got me motivated. 

Also if you aren't new and are looking to provide insight, tips and tricks, or need some motivation come join this group.

Crash calling is fun and can make for some lively debates but it's sort of an exercise in futility because ultimately the market will do what it will do without regard for what any of us say or think.  

But that Truxillo deal is so bad it sort of makes me angry to look at  :-)I've told you.

Then work with a realtor or title company to sort out facts from lies.

If I were in your shoes I'd get some sort of portfolio or commercial loan on some of the properties you own while continuing to rent them out and allow your tenants to pay back the note
