The other would be a mental health supportive living facility.

I pretty much keep mental track of everything a prospective tenant does during the screening process as it all adds up to a story of what kind of person you are dealing with. 

But it's been VERY good to us here & now with kids/grandkids & the 23 hour flight, going home every year is too exhausting & a logistical nightmare so we just hang out in FL. 

That teaches you the mentality you need to be in.

David Green and other "big time" investors frequently mention the difference in mentality of a "discount agent" vs a "rockstar agent".

I prefer a more abundant mentality, and I think those of us on here with families will all agree that in most metros in the US you can't just save up 2 million in a stock portfolio and then coast... normal life costs a lot of money! 

(If it's a mental disability, the place is a duplex and I'd want to ensure the safety of the other tenants. 

Looking back I now realize that spending mental capital to try and find a few more dollars to max out my return by getting 1 or 2% on my savings is just a distraction from getting a 1000% rate of return in real estate.

It takes several years to get going profitably as an agent so if you are mentally prepared for it then go for it. 

Inheriting Daddy's apartment buildings is nowhere near as good as inheriting Daddy's mental capacity.
