Even if you don't agree with my numbers and need to decrease the return by 5% it's STILL ahead of an index fund.As you can see from the link above, over 30 years I would see a 23.98% gain EACH year.

maybe just set it up so that equal amounts are invested, then once that point has been reached ......when one has nothing left, the other partner gets a better return on his investment.

My question to you guys is if a property has a positive cash flow but the cash on cash return is pretty low would you still take a chance on it???

I am happy I have paid it off but stumped and wondering if it's the right thing and what options may be better as the rent is not bringing enough returns for the property value.
