Michael Stole:It could vary a little depending on the layout and architecture of the house (2 story, etc), but if you are just asking yes/no about moving a couple of walls (or, rather, how much of this wall can I remove and what do I have to do to maintain structural integrity), I would expect a bill between $200 & $500 (that includes a site visit).

See comments on rent ready units above and consider the fact that at least in our area if power has been off for more than 90 days it requires an occupancy permit, unless these units are in good shape and systems have been well maintained or updated this will usually trigger a need for an electrical permit, Pandoras box.

We must manage Tenants, Contractors, Architects, Engineers, Vendors & Suppliers and even to a certain degree Property Owners... at least to help them maintain realistic expectations in full view of ever changing market conditions.We charge a % of rental income that is competitive in our area and we do charge a nominal Leasing Fee that is a flat charge but works out to be approx. 1/4 - 1/3 of typical first months rent in our area.

It sounds like you also could wholesale it to another flipper as well for another exit strategy...My gut reaction when I saw this property was, I wonder why it has not been maintained and taken care of.
