It is a royal pain to maintain and I was hoping for some tips beyond keep cutting them when they sprout.Anyone else with experience have any thoughts?

Michael Stole:It could vary a little depending on the layout and architecture of the house (2 story, etc), but if you are just asking yes/no about moving a couple of walls (or, rather, how much of this wall can I remove and what do I have to do to maintain structural integrity), I would expect a bill between $200 & $500 (that includes a site visit).

Unfortunately, we should probably just get another dictator in there, as a dictator is sometimes a necessary evil to maintain some sense of control and order, and is in the best interest of our own country.

That was the rate that German currency was devaluing.I believe that the more gimmicks we try to unfold in the name of dodging inflation or maintaining the value of our currency.

See comments on rent ready units above and consider the fact that at least in our area if power has been off for more than 90 days it requires an occupancy permit, unless these units are in good shape and systems have been well maintained or updated this will usually trigger a need for an electrical permit,  Pandoras box.  

Whenever there’s a maintainance issue, I take care of it myself so I can look around the unit.  

We must manage Tenants, Contractors, Architects, Engineers, Vendors & Suppliers and even to a certain degree Property Owners... at least to help them maintain realistic expectations in full view of ever changing market conditions.We charge a % of rental income that is competitive in our area and we do charge a nominal Leasing Fee that is a flat charge but works out to be approx. 1/4 - 1/3 of typical first months rent in our area. 

If someone making $100,000 a yr inherits a million dollar property, even if it were fully paid off, he won't be able to maintain it.

It sounds like you also could wholesale it to another flipper as well for another exit strategy...My gut reaction when I saw this property was,  I wonder why it has not been maintained and taken care of.
