The REAL marketing comes in them running Facebook ads, mail out marketing, neighborhood marketing, email blasts etc...

I would like to reach out to these property owners and see if I can generate a deal, but Im not 100% sure how I should go about it.My first thought was direct mail (the list I have has mailing addresses for the owners as well the property). 

We actually notify them via phone, email, and mail to ensure that they know as quickly as possible to give them ample time to find a new place.

I'm getting ready to send out my first direct mail marketing letters, and I was wondering if I should buy lined or unlined paper.

Maybe remind her that when you spoke before, you couldn't provide a co-signer?  

where to go to purchase mailing lists for distressed homes (foreclosures, probates, bankruptcies)?

The property does not have a separate address can i just put a individual mail box for each unit?

Still working a 9-5, I outsourced the mailing and list pulling, took calls on lunch and after work.
