I had a friend tell me that there lender called them today  to lock in rates on a primary because rates are getting ready to sky rocket.  

Is there a gate with a lock or key code? 

I don't know why it was removed (couldn't open the lock box?)

That being said, I was curious as well if an LLC and a lock tight contract is suffice enough to protect myself, and of course my investor.

I was thinking more neutral territory like Clearfield, State College, and Lock Haven; not enemy territory home to mostly Eagles and Flyers fans!  

I am looking for advice on what contract to use when locking up a deal to wholesale.

Kind of sounds like the seller and vendors screwed up too...... no way am I putting my $$ out there until I am 100% sure the buyer is locked and loaded and EVERYTHING is lined up and in order.The seller still et some value out of that expense since they can use those inspections and repairs for the next buyer.....Probably the most valuable lesson is to have your $$ all lined up before you get very far into making any offer...lesson learned..... move on and don't make the same mistake twice
