Also, I have owners who are just ready to be done being a landlord and will renovate prior to selling to try to get as much as possible for the property but just dont want the headache of tenants anymore.

Three months prior to the end of their lease press the tenants to either renew or give you their notice and then start marketing the heck out of the rental.

The neighbors at the last location weren’t thrilled that we were keeping it a STR but they have been respectful.
