My current focus - what is the process once a family member/individual has passed and lets just say in a perfect world probate has been filed and the respective family is now thinking about selling the property.

It could be a property on a double lot, a property that get's dismissed because it is full of clutter, a listing that has the square footage wrong etc - and a deal can be made (not found)I’m not a wholesaler per se, but I have done a lot of marketing, at least in the past, due to endeavoring find deals.
