Do I need to go be apart of a real estate firm as a part time job for a year or so and get knowledge of all the paperwork and fundamentals involved?

Lots of opportunity, but correspondingly lots of risk.Majority of the city is Class C or D, but Class A and B areas growing!

I haven't been highly motivated, just wanting to get in the market when the right opportunity came along.  

Is it possible to increase your income with your current full time job to get the down payment yourself quicker? 

But you do have options and good job doing your research first.

Do easy jobs yourself and hire experts for harder ones.
