so far smoking is not a protected class.I'm guessing the medical marijuana issue will evolve over time, especially if it becomes legal at the federal level.

Surcharge market They have issues with the cost of housing for locals.

They don't communicate, they pass you all around when you have an issue, their staff doesn't know what's going on....they are horrible!!

I could see this being useful in a BRRRR scenario, but in that case you could be looking at a much longer term loan than 30-60 days, especially given supply chain issues and the uncertainty of the person being able to qualify for the cash out loan as rates continue to climb.

For me, I think this is a sell situation since the margin is relatively slim.

If it is relatively safe working color neighborhood, I will definitely jump in.

My main issue is that I don't have a ton of time to travel to desired markets (thinking of places like Phoenix, North Carolina, Reno/Vegas, Ohio) to look at properties, network, meet potential team members, etc. 

Rochester, Freedom, Independence, Ambridge, Leetsdale, Monaca, all in the same or close area, but the rent in Beaver Falls compared to relatively competitive markets like Chippewa, Rochester, Freedom, Hopewell, etc., is also a plus for potential renters as there is a demand for more affordable options compared to the surrounding areas.
