I could see this being useful in a BRRRR scenario, but in that case you could be looking at a much longer term loan than 30-60 days, especially given supply chain issues and the uncertainty of the person being able to qualify for the cash out loan as rates continue to climb.

My main issue is that I don't have a ton of time to travel to desired markets (thinking of places like Phoenix, North Carolina, Reno/Vegas, Ohio) to look at properties, network, meet potential team members, etc.

Rochester, Freedom, Independence, Ambridge, Leetsdale, Monaca, all in the same or close area, but the rent in Beaver Falls compared to relatively competitive markets like Chippewa, Rochester, Freedom, Hopewell, etc., is also a plus for potential renters as there is a demand for more affordable options compared to the surrounding areas.
