My only issue is it seems like they are inflating values and issuing letters that have certain requirements namely being the easement cannot be contingent on the deduction being allowed.

If a place is going up suddenly as Atlanta has done in the last few years then it is more likely to be in a bubble than another city which has a been rising for a longer period even if the rise is overall substantially higher.

Slowly rise it 75 now and raise it 75 at the next lease renewal. hope this helps it sucks when you are not getting market rate rents.
