DSCR is a no-income verification loan.

@Erwin McClain many investors want to do this for the extra income, but PMCs do NOT want to do it because those same investors won't pay enough to make it worth all the extra challenges.

When you do million dollars deals and closing is done virtually (which one side picked as part of their terms and that firm normally does their closing online) how comfortable are you?

Although a DSCR is lenient on your personal income, they will still require a relatively clean appraisal.

They also need to be able to communicate in the form that you prefer, whether it be phone call, email, text, or online meeting.

I contacted them with a zoom meeting, they provide a new statement with March rental, but there was not any incoming transfer.

If not, what are other creative financing types that do not require income verification (or limited verification)?

Asking because in most cases, you can pass on the cost of the broker's fee to the tenants or at least agree to split it between tenant & landlord if you find a great tenant and want to incentivize them to sign a lease. 1 - If you still want to self list, you should be able to do it through online sites like Zillow after making an account.
