The market is always changing, and rather than get upset about rising interest rates, falling home prices, more (or less) government regulation, supply chain issues, rent control or any of the thousands of other variables that affect the real estate market, we must be flexible and adapt to our current situation using the information we have.

The next most important info is what the rents and expenses are...which you never mentioned.A seller looking to sell a property where the seller has no debt on it is a gold mine just waiting for a miner (the REI). 

Plan to do short term rental or Air BnB.This property seems to be a gold mine for the rural location, which is expected to see great population growth in 5-10 years.

Based on the fact you have presented in this email chain, I would expect the buyer to argue that by not checking the appropriate box on your disclosure form, you misled him/her into believing that no potential environmental defect in title existed. 

It's dealing with the bad apples where you figure out which PM's are worth their weight in gold. 

Rising materials costs, labor shortages, supply chain issues, and the rising bar to obtaining permits to meet energy code are also dampening the development arena.
