Unless the Investor is conservative with the numbers from the outset, they may end up leaving a lot of their own money in the deal after Refi, despite all their knowledge about the "theory" of BRRRR.

And because we got in early, we had done extensive evaluation of repair costs and were able to make a strong offer with no contingencies. 

After extensive renovation, both properties are cash flowing >$1500/mo.

@Daniel Gonzalez, to the best of my knowledge, the odds of subdividing the title successfully into an extra one would be even worse (or at least no better) than just trying to squeeze an extra occupancy onto the same title.

Happy to offer advice/ share experiences as well as looking to broaden my own knowledge base and increase my portfolio. looking foreword to making new connections and possibly even a deal or two.

We're wondering if anyone knows an architect who's familiar with the process who can help walk us through the permitting process (we've done extensive renovations in the past, but never in this county).Also, would love to hear any pearls of wisdom from anyone who's renovated in SF (including working through the permitting process, anything you wish you knew before you started, regulations that are unique to SF, etc.)
