The due diligence period hasn't expired yet so I can still get out of the deal if it's going to be a costly mold remediation. 

You'll need cash for earnest money deposits, lender deposits, third party inspections, due diligence costs, etc before you see your first OPM dollar. 

This is why it's really important to work with good DST brokers and do your due diligence x 10.

If you want appreciation in the DC area buy a rowhouse, single family or townhouse.For due diligence on condos....really looking at the history of special assessments will reveal a lot. 

@Joe KoonerIt's easy to get sucked into a deep rabbit hole of research/due diligence and really lose the forest for the trees when you're just trying to find out if your goals are broadly achievable.

You have due diligence as safety net, get the analysis as close as you can FAST and get something under contract, then you can do your due diligence without the time pressure.

The margins are tight in this arena also, but at least you won't be cash-flow negative.Due diligence is key... you will probably want to spend some time learning how to vet sponsors and how to perform stress tests, etc.
