Deliver pizzas, get a side hustle, get a second job, sell all your junk, do maintenance for a larger investor near you, work weekends doing leasing at an apartment complex...do something to generate income and save that down payment and save 6months of income for emergencies.

Appliances were only a year old, all toilets were new, freshly painted on the outside and a brand new 30-year roof after it was replaced from hail damage.

All I had to do was  deliver the mower, it was a ten hour drive for me to do so. 

Even if you are the primary tenant this is a crime, and not a civil matter you just take to court and argue like cat pee on the carpet.If this was happening in any of my houses I would quite literally go in myself with my shotgun, perform a citizens arrest, and deliver them zip tied and duct taped to the police department.

So I would strongly advise against borrowing a deposit unless you have a ton of experience that you can show the lender that you can take on 100 percent financing and deliver successfully to the other side.
