If it is around 50k, I would offer just 5k actually. 10k wiggle room is not that much, when dealing with such deep repairs.

In the DFW area good contractors are hard to get scheduled right now,,,if you go asking for some sort of discount or paying them with anything other than cash,,they will laugh at you.I just got through waiting nearly 2 months for my favorite contractor to work on a ceiling in a living room, it wasn't an emergency, and I have to wait while he does $50k bathrooms in rich areas, to come work on my rentals,,,thats the way it is right nowAnd BTW, I still don't understand what your talking about 10% of their bid etc..please explain, I must be a little slow

It would be better if your property manager had a more robust solution based on tenant-landlord law which didn't involve using granny, discount rent, and overt comments about race which violate fair housing and discrimination laws.Is your property manager a licensed brokerage firm?

Yes, there is value in the land and the structure, but the primary value is in the business.I, personally, like to use discounted cash flow models to help me determine these values.

The only reason they couldn't close is if they have a title problem they discover, and each time that has happened, I negotiate a further discount to close with title problem in place and I fix it myself.
