well that narrows it down to a 1 out of 20 chance although I suspect 10 or so sites just won't work no matter what.Logistically Texas is down in a deep southern hole compared to other markets that are much closer transportation wise to most of the US population.

I think you deep down know what to expect out of a good contractor, and you probably know as well as many of us that good contractors are hard to find so when you find them do your best to hold on to them or keep them happy.
