There is now I believe a seven year contemplation rule (up from 2 years) for any transfer in contemplation of death or incapacitation.

Coroner tape I would suspect a untimely death in the home that needed investigation but a call to them seems to be in order. 

@Andrew Almenar  You'd definitely be wise to listen to LLs like Marcia and take other LLs, that do nothing but complain about tenants, with a  grain of salt.

Without that fourth parameter (the likelihood of getting the $1M and the likelihood of death) there's no way to know if you're personal utility function makes it a reasonable bet.

Check your county records for divorces, deaths, probate filings, tax liens.Try properties that are vacant and for rent.
