I looked into their financials and didn't understand a lot of the depreciation aspects of things until I did a little bit of digging into real estate, and then that launched me down the rabbit hole that I am so grateful that I found and has brought the most profound change in my life that I could really ask for. 

The TLDR of this is, you either need market critical mass (connections, lead sources) or you need to work with someone that does. 

I require the tenants to obtain their own insurance, but I think they tend to ignore or "glance over" that particular aspect of the lease. 

I would be curious to hear more about the historic rehab aspect of things. 

Are there aspects of your character that can be leveraged, or improved. 

Over the years of investing and practicing in various aspects of real estate I have learned that forming a strong team including, realtors, wholesalers, financiers, investors and property managers, is essential to the success of any real estate enterprise.

Hey @Aaryan Patel there is a book I highly recommend is the encyclopedia of commercial Real Estate by Terry Painter, that is a great book because it covers all aspects, great theory and you have there for any further doubt that you may have. 

Having the right "team" is critical. 

WG, Rich made a great point concerning the "newness" of the RVs and that is a critical area to ensure repeat bussiness, IMO, which was an opinion of an owner.

The people that contact you have no care or concern with that aspect of the business.
