I have a couple of private investors however their lending ability combined would not meet the down payment requirement.The question I'm submitting to the forum is, how can I structure creative financing for this deal including the down payment?

I wonder if I should just take the sale money and hold it for a couple years and invest in a property in the mountains (or Denver) once the market slows.

If you are planning on holding more than a couple years, I would have a plan for permanent financing on these properties.Finally a question, when you boss says go Multi Family, are you sure he means a triplex?   

I was currently considering flipping a couple houses first before investing in multi-family, just to build some capital again.
